  • Summary: The project consisted of internal alterations/ bay extension to an existing bedroom and alterations and sun room extension
  • Location: Polton Road Lasswade

The project consisted of internal alterations/ bay extension to an existing bedroom and alterations and sun room extension to the kitchen/dining area, within a family home. A conservatory, typically with limited use being too hot and too cold, was removed and replaced with a sunroom which had panoramic window views and a partially glazed roof. The ceiling level was taken up to apex level The wonderful high ceiling, with the panoramic windows, provided great views of the sky and the mature trees and also across the Esk Valley to the Pentland hills. Where the extension wrapped around the back of the house, the ceiling was raised again so that high level views could be given up the garden to the rear. To the East wing of the house a curved bay window with a traditional lead roof was formed. Due to the sloping site the detail of the leadwork to the curved bay roof was able to be appreciated outside, from the  rear garden above. A palette of high specification materials was used inside and outside, travertine flooring with new underfloor heating, bespoke wardrobe by a local carpenter to the master bedroom. Externally, traditional materials such as timber sash and case windows to the bedroom, lead roofing, and natural slate tiles to the sunroom. Aluminium framed windows and doors were installed to the sunroom.
